What it costs: two plans, 12% or 20%

The plan’s commission is calculated on what remains of each booking after Airbnb’s fee and the cleaning fee — which the guest pays and covers all turnover costs: cleaning, laundry and supplies. We only charge when there are booked nights. No fixed monthly costs.

How much does Qüin Baires charge to manage my apartment?
We have two plans: Remote (12%) and Premium (20%). The percentage is calculated on what remains of each booking after Airbnb’s fee and the cleaning fee — never on the total the guest pays. We only charge when there are booked nights; there are no fixed monthly costs. See the full example →
What does the management include?
Both plans include listing, guest communication, dynamic pricing, AirCover claims and a monthly income report. Premium adds cleaning, check-in/out, maintenance management, replacement of stained linens and towels, and 24/7 emergency support.
How do you verify guests?
Every guest validates their identity with their ID document in ahoste.ar, our own system, before check-in. This reduces damage and incidents, and if anything goes wrong we know exactly who stayed in your apartment.
What if a guest breaks something?
We handle the AirCover claim ourselves — Airbnb’s coverage of up to USD 3,000,000 in damages. On top of that, prior ID verification makes incidents rare. More on how we protect your apartment →
How and when do I get paid?
Straight from Airbnb, no middlemen: we configure payout splitting so your share is deposited into the account of your choice —Argentine, foreign or crypto— 24 to 48 business hours after each check-in. Can I still use my apartment?
Yes. You block the dates you want to use it and the rest of the calendar stays open for bookings. Your apartment is still yours.
Do I need to register my apartment for short-term rental in Buenos Aires?
The City created the Tourist Rental Registry (Law 6,255) for homes rented for tourism. If you decide to register yours, we handle the paperwork: it’s online and registration is almost immediate. Full registry guide →
How much can my apartment earn on Airbnb?

What’s the difference between tourist, temporary and traditional rentals? Which one pays off?
Tourist rentals are nightly stays for travelers (what we do on Airbnb), temporary rentals are furnished contracts of a few months, and traditional is the long-term housing lease. Well managed, tourist rental earns the most — in 2025 it averaged 6.58% annual return versus 5.23% for traditional (La Nación) — and lets you use the apartment whenever you want. The catch is the daily operation: pricing, guests, cleaning. That’s exactly the work Qüin Baires does.
